1.   Are you a local lender?

Yes. We are a local lender in the Washington state.

2.   Are you a broker?

No. We are the actual lenders. We do not shop your loan to other financial institutions.

3.   I have bad credit, can I still apply for a business or investment loan?

Yes. We specialize in helping consumers with bad credit achieve financing.

4.   Do you lend on anything other than real estate?

No. Our business is primarily based on real estate assets.

5.   How much can I borrow and for how long?

Loans are based on equity in the property being used for colleteral. Our loan range from $20k to $2m depending on your needs as well as your security.

6.   Do you lend on real estate that is out of Washington state?

In order to keep our rapid response, we tend not to lend out of state.

7.   Do you make Interest only loans?

Yes.

8.   Do I need to fill out an application to apply for your funding?

Not usually. The easiest way is to call us and get a pre-qualified right over the phone. Simple and easy.

9.   Are there any cost, or fees associated with an application for funding?

Usually not. It is on a case by case.

10. How many years have you been lending?

We have been doing real estate financing for over 50 years.

11. Do you lend on out of state properties?

We have lent on out of state properties. The loan process is more involved. We primarily lend in Washington State.

12. Is your funding long term short term?

Our terms are usually from 1 to 5 years. Most of our clients use us, as a bridge loan in order get them over there credit issues, or time line issues there up against. Once they resolve there immediate issues they tend to get funding through traditional banking institutions.

13. What do you charge for interest?

Depending on the type of collateral that is being used, as well as the location the loan the rates can fluctuate.

14. Do I need to have an appraisal to apply for a loan?

No. We use our own appraiser to determine the value, But If you have an appraisal that has already been done we can review it as well.

15. Do you do construction loans?

Yes. We do some construction on a case by case basis.

16. What types of property can I use to secure my financing?

You can use many types of real estate, including investment home, apartment buildings, commercial buildings, multi-family properties, duplexes, four plexes, developed land, hotel, motel, short plats etc.

17. Are all your loans secured?

Yes. All of our loans are collateralized with Real Estate.
